A GUIDE TO

SELLING YOUR HOME

HOW TO SELL YOUR HOME FOR MAXIUMUM RETURN IN 3 EASY STEPS

STEP ONE: PARTNERSHIP & PREPARATION

Did you know that some of the most important decisions that impact the sale of your home all happen BEFORE you ever even hit the market?

3 THINGS TO DO BEFORE LISTING YOUR HOME FOR SALE

  1. PARTNERSHIP  Interview local, reputable real estate agents until you find one that specialize in the area that you live to be able to get deep insight into what's happening in your direct market and how that impacts you
  2. STRATEGY. Work with your agent to find the right marketing strategy that will position you to make the most out of your current home. This includes pricing your home strategically to ensure you get not only the highest price possible, but also the best offer terms.
  3. PREPARE. Work with your agent to determine if there are any repairs, updates, or staging tips they recommend to help you prepare your home to make a listing impression on buyers. Once your home is ready, your agent should get high-quality, professional photos and virtual tours taken to showcase your home online across all search engines and create a high-end marketing campaign.

STEP TWO: NAVIGATING THE MARKET

Once your home is ready to hit the market your agent will publish your home in the local MLS and it will feed out to all of the online search engines (like zillow, realtor.com, etc).

Once your home is active showings can begin. Many agents use online scheduling platforms like Showingtime to make confirming showing appointments and receiving feedback from potential buyers as easy as possible.

Once you begin to receive offers this is where your agent will negotiate on your behalf to try to get you the best terms possible. They should walk you through all of the different contingency options out there and help you truly understand what the deal you are agreeing to means FOR YOU!

STEP THREE : CONTRACT TO CLOSE

Once you accept an offer on your home you will begin working through the terms of your contract.

  • COLLECTION OF BUYERS' EARNEST MONEY DEPOSIT
  • INSPECTION CONTINGENCY
  • MORTGAGE/APPRAISAL CONTINGENCY
  • HOA/CONDO CONTINGENCY
  • CONVEYANCING
  • UTILITY TRANSFER
  • FINAL WALKTHROUGH
  • SETTLEMENT

If you work with a Full-Service Real Estate Brokerage, like DoorLife Real Estate they will walk you through step by step each of these contractual periods in a timely manner to ensure that you get to the settlement table seamlessly.
